
You should call to have utilities put in your name as soon as you sign your Lease to avoid an interruption of services. Give them your move-in date and you will not be charged until then. They can all be contacted on-line or if you prefer to call them their numbers are listed below:

The check should be made out to the name of the Lessor that is listed on your Lease.

Rent is due on the first of the month and is considered late after the fifth of the month.
Well behaved cats and dogs are welcome in your apartment with written approval from us.
If you are locked out of your apartment, we will do our best to get you back in your apartment during business hours only. If you are locked-out at nighttime, it will be your responsibility to contact a locksmith. Any cost incurred because of lockouts shall be your responsibility.
While we are not happy when someone needs to break their lease we do understand that sometimes forces beyond our control make this necessary. Assuming we are able to re-rent the property right away and not lose any rent, we normally charge a one month penalty for breaking the Lease. Should we lose rent because we are unable to re-rent your apartment right away, you would be held responsible for any lost rent plus one month penalty. Since our apartments are quite desirable generally if you are able to give us enough notice (60 days or more is preferred) we usually are able to re-rent places right away, however during the winter sometimes this is not the case.
Your new roommate must fill out an application and be approved to reside in your apartment. Email us with the new roommate’s name, email address and phone number and we will do our best to accommodate your request.
You will receive an email asking if you would like to renew approximately 75 days prior to your lease expiration date. You will need to inform us if you plan to renew no later than 60 days prior to your lease expiration date. If you do not inform us of your plans to renew, we will assume that you are moving. If you do not receive an email asking you if you plan on renewing, please contact us immediately.
If your lease is expiring and you need to return your keys, please drop them off in the mailbox at 1914 W. Potomac. Be sure to remember to include your forwarding address for the return of your security deposit.
Per City of Chicago Ordinance, the landlord has 45 days to return your Security Deposit with interest less any deductions however we normally send it out the first or second week after you vacate your apartment.
You are not allowed to have a satellite dish installed on the building. Some of our buildings already have a single dish (Direct TV) installed for all of the tenants use. Service for these buildings must be arranged through Cypher Communications. Contact them by calling 312-602-9780. Both the buildings that are Direct TV ready and those that are not also have the availability of Comcast Cable. Contact Comcast at 1-866-749-2649.
If you have a maintenance request please email us and be sure to include your address, including unit number, your phone number, and a brief description of what the problem is. We will do our best to tend to it in a prompt fashion.
